15 Years on the Market and Ambitious Plans for the Future – BPI Real Estate Poland Reflects on Its Journey
BPI Real Estate Poland, a Belgian developer with a strong position in the premium real estate segment, is celebrating 15 years of activity in Poland. It’s a perfect opportunity to look back at its achievements and forward to the future – with a focus on growth, sustainability, and creating projects that truly shape urban spaces.
Strategic Decisions That Built the Brand
As BPI Real Estate Poland’s management recalls, the decision to enter the Polish market was both deliberate and strategic. “Belgium, as a relatively small market, offered limited growth opportunities. Poland was a natural choice for expansion, and our first project in Gdańsk – developed in partnership with CFE Polska and a French investor – marked the beginning of our journey,” says Béranger Dumont, General Manager of BPI Real Estate Poland.
Subsequent stages of development included expansion into Warsaw, Poznań, and Wrocław, and the completion of flagship projects such as Bulwary Książęce, Vilda Park, and the latest Warsaw developments – Chmielna Duo and PianoForte.
“We focus on projects in urban, well-connected locations that add value to their surroundings and existing architecture. Our mission is to help shape better-designed cities – and that’s what sets us apart,” emphasizes Dumont.
Urban Shapers for Good – More Than a Motto
The Urban Shapers for Good philosophy guiding BPI Real Estate Poland is rooted in conscious and responsible urban design.
“We’re not just a developer – we’re a partner to cities. We design with residents, urban landscapes, and the environment in mind. The 15-minute city is not just an idea – it’s a practice we implement every day. Our goal is to create urban spaces that improve comfort, deliver lasting value, and contribute to a more sustainable world. When we grow with people and the planet in mind, we build better cities – and in doing so, a better future for everyone,” adds Dumont.
That’s why BPI Real Estate Poland chooses locations that enable car-free living – surrounded by schools, shops, green areas, and everyday services. “Our projects respond to modern needs: fewer cars, more open spaces, and a higher quality of life,” he explains.
ESG and Innovation from A to Z
Sustainability and ESG are integral to the company’s operations – from site selection and design to project completion. BPI Real Estate Poland leverages the group’s experience in Belgium, implementing proven solutions and high environmental standards.
The company’s portfolio includes developments certified or pursuing BREEAM, and featuring innovations such as green concrete, photovoltaic panels, rainwater recovery systems, and electric vehicle charging stations.
“We’re not aiming to be the biggest player on the market. What matters most is raising industry standards and delivering real value to our customers – not just in declarations, but in everyday living,” stresses Dumont.
Today, Tomorrow, and Beyond – A Flexible Strategy with a Local Focus
The key to BPI Real Estate Poland’s success lies not only in the quality of its projects but also in its ability to choose the right locations. Each development is situated in areas offering unique qualities – whether it’s a view, the character of the plot, or the potential to create new value within the urban fabric. “That’s exactly what we look for,” says Dumont.
The company places great emphasis on flexibility and adaptability – both in response to changing client expectations and in navigating an evolving market environment. “We see how post-pandemic life has changed how people use space – many have returned to offices but expect greater comfort at home. That’s why our projects must be flexible – ready for a future we can’t yet fully predict,” he adds.
Dynamic Growth – Ambitious Plans Ahead
The past year has been exceptionally dynamic for BPI Real Estate Poland. The company completed four major projects: Bernadovo in Gdynia, Panoramiqa in Poznań, Czysta4 in Wrocław, and Chmielna Duo in Warsaw – delivering over 800 apartments to the market in a short period.
At the same time, BPI continues its Cavallia project in Poznań, developed jointly with Revive Poland, and has launched its newest Warsaw investment – PianoForte. The company has also announced plans for new, large-scale residential projects in Poland.
“Poznań, Gdańsk, and Warsaw are currently our key markets. We see strong potential there and maintain excellent relationships with local authorities. However, our approach remains selective and always aligned with the values that define BPI Real Estate Poland,” concludes Dumont.
